Modon's high-profile announcement at Emirates Palace in September 2026 was Wadeem Gardens, its newest villa community on Hudayriyat Island.

What was announced

• Three gated villa clusters of four-, five- and six-bedroom homes, with Contemporary Arabic or Modernist façades
• Prices from AED 8.7 million for a four-bedroom villa
• Up to 75% off-plan finance through Modon's partnership with Abu Dhabi Islamic Bank (ADIB), a first for a villa community in Abu Dhabi
• A 2.3 km climate-controlled spine linking homes to shops, dining, schools and clubhouses
• Planned handover in Q2 2031

Phase one launched on 30 September 2026.

Why it mattered

The announcement landed after an exceptional run for Modon in 2026: the record-breaking Hudayriyat Golf Estates launch in July, the sell-out of Bashayer's final phase, and two consecutive quarters with Hudayriyat Island leading Abu Dhabi's residential market by sales value. The financing element was the real headline. Until now, most buyers had to fund the construction period themselves; Wadeem Gardens let eligible buyers finance up to 75% of the price before the villa is built.
