Nawayef Village is the first townhouse community on Hudayriyat Island. Prices from AED 4.1M, 50/50 payment plan, Q1 2029 handover. Full guide.

When Modon launched Nawayef Village in May 2025, it introduced something Hudayriyat Island had never offered before: townhouses. Until then, buyers on the island could choose villas or, from December 2024, apartments. Nawayef Village filled the gap in between, with a gated, Tuscan-inspired community of 378 homes set in the valley between Nawayef's West and East Hills.
This guide explains where Nawayef Village fits in the island's story, what the homes offer, and what buyers should know.
Hudayriyat Island's residential story is a sequence of launches, and the Nawayef development has been at the centre of it:
Each launch widened the range of buyers the island could serve. Townhouses matter because they sit between an apartment and a standalone villa: more space and a private home for families, at a lower entry price than a villa.
The community lies in the valley between Nawayef West and Nawayef East Hills, at the heart of the wider Nawayef development. Modon places it within walking distance of a retail avenue with shops, dining and a boutique cinema, with parks, schools, a health centre and the beach a few minutes away.
Nawayef Village offers three- and four-bedroom townhouses and five-bedroom twin villas. The architecture draws on Tuscany, a deliberate contrast to the more contemporary styles elsewhere on the island. The result is a village-scale neighbourhood with a distinct identity of its own.
Nawayef Village is a gated community. Modon lists the following among its amenities:
Modon lists a starting price of AED 4.1 million with a 50/50 payment plan: half paid during construction and half on completion. Handover is scheduled from Q1 2029. Availability and pricing change as a community sells, so confirm current inventory before making decisions.
With prices from AED 4.1 million, Nawayef Village homes are above the AED 2 million threshold for the UAE's 10-year Golden Visa. Eligibility isn't automatic on signing, though. Under Abu Dhabi's current rules, off-plan buyers must have paid at least AED 2 million to the developer, and mortgaged buyers need at least AED 2 million of their own equity. On the 50/50 plan, a buyer of a AED 4.1 million home passes AED 2 million paid towards the end of the construction period. Golden Visa rules change regularly, so check the current requirements, and read Hudayriyat Island Golden Visa: What Actually Qualifies for the details.
