Hudayriyat vs Saadiyat vs Yas vs Reem: Which Island?

Hudayriyat vs Saadiyat vs Yas vs Reem: how Abu Dhabi's four main islands compare on developer, lifestyle, maturity, property type and 2026 sales.

What Island to Choose?

Most international buyers looking at Abu Dhabi end up choosing between four islands: Hudayriyat, Saadiyat, Yas and Al Reem. They are very different places, at very different stages, and suit different buyers.

In the first half of 2026, Hudayriyat Island led Abu Dhabi's residential market by sales value for the second quarter in a row. That tells you where demand is landing right now. It doesn't tell you which island is right for you. This guide does the comparison.

The four islands at a glance

  • Hudayriyat Island: sport, beaches and space. Single master developer (Modon). Early stage, with the first residential handovers from 2028. Low-rise villas, townhouses and apartments.
  • Saadiyat Island: culture and beaches. Mostly developed by Aldar. Established, with the Louvre Abu Dhabi open and further museums in delivery. Prime villas and luxury apartments.
  • Yas Island: entertainment and family living. Mostly developed by Aldar. Established, with theme parks, Yas Marina Circuit and a Disney resort planned. Villas, townhouses and apartments.
  • Al Reem Island: city living. Multiple developers. The most established of the four, with high-rise apartments next to the financial district.

Where buyers spent their money in H1 2026

According to the Abu Dhabi Real Estate Centre's H1 2026 market report, residential sales by value were:

  • Hudayriyat Island: AED 19 billion (27% of the emirate's residential sales value)
  • Saadiyat Island: AED 13.3 billion
  • Al Reem and Al Maryah Islands: AED 10.5 billion combined
  • Yas Island: AED 7.3 billion

Hudayriyat's total is driven by a run of large off-plan launches, including Hudayriyat Golf Estates. That is a signal of demand at launch, not of resale performance, which the island doesn't yet have the history to show.

Hudayriyat Island

The proposition: a 51 million square metre island, master-planned by a single government-backed developer around sport, beaches and outdoor life. Surf Abu Dhabi, the Velodrome, 16 km of planned beaches and an extensive cycling network set the tone. The island is freehold for all nationalities.

What you buy: low-density villas, townhouses and low-rise apartments. Published starting points range from around AED 2 million for apartments at Nawayef Park Views and around AED 4.1 to 4.2 million for townhouses, to well over AED 10 million for larger villas and mansions.

Strengths: one accountable developer for the whole island, a growing amenity roadmap, close to central Abu Dhabi, and early-stage pricing relative to Saadiyat.

Trade-offs: it's a future thesis. Most homes are off-plan, with handovers stretching to 2031, so there is little rental or resale track record, and daily-life infrastructure is still being built.

Saadiyat Island

The proposition: Abu Dhabi's cultural and beachfront address. The Louvre Abu Dhabi is open, with the Zayed National Museum and Guggenheim Abu Dhabi in delivery, alongside established beaches, schools and golf.

What you buy: prime villas and luxury apartments, at the top of the Abu Dhabi market. Bayut's H1 2026 report put average asking prices for luxury apartments on Saadiyat at close to AED 3,900 per square foot. Aldar's AED 100 billion Marsa Al Saadiyat masterplan, announced in July 2026, will add a large new waterfront district, with first sales planned for the second half of 2026.

Strengths: a mature, proven address with cultural anchors that are already open.

Trade-offs: the highest entry prices of the four.

Yas Island

The proposition: entertainment and family living, built around Ferrari World, Warner Bros. World, Yas Waterworld and Yas Marina Circuit, with a Disney theme park resort planned on the island.

What you buy: a broad range, from apartments to large villa communities, with established rental demand.

Strengths: an established community, a wide choice of price points, and visitor and resident demand driven by the island's attractions.

Trade-offs: a busier, more tourism-led environment, and a large existing supply of homes to compete with when you rent or sell.

Al Reem Island

The proposition: high-rise city living next to Abu Dhabi's financial district, popular with professionals.

What you buy: mainly apartments, at the most accessible prices of the four islands, with the deepest rental and resale market.

Strengths: liquidity and rental demand.

Trade-offs: density, and little villa or beach-led product.

Which island suits which buyer?

  • Choose Hudayriyat if you want space, an active outdoor lifestyle and a new, low-density community, and you're comfortable buying early in an island's life cycle with a horizon of five years or more.
  • Choose Saadiyat if you want the most established prime address in Abu Dhabi, with culture and beaches on the doorstep, and are prepared to pay for it.
  • Choose Yas if family entertainment and a wide choice of ready homes matter most.
  • Choose Al Reem if you want an apartment with rental liquidity in the heart of the city.
