In the first quarter of 2026, Hudayriyat Island recorded roughly AED 11.97 billion in real estate transactions, making it the highest-performing residential destination in Abu Dhabi for that quarter, ahead of both Saadiyat and Al Reem. Modon Properties' first waterfront launch on the island, Bashayer, sold out within a day, generating close to AED 3 billion. Those figures are well corroborated and represent genuine, verifiable momentum.

What's less reliable is everything that gets built on top of those numbers. Search for Hudayriyat Island investment guides and you'll find rental yield estimates anywhere from 5% to 9%, and capital appreciation claims ranging from 12% to 50%, often on the same page as each other across different agent sites. That kind of spread isn't a sign of a uniquely strong market, it's a sign that most of these figures are marketing copy rather than tracked performance data. Treat any specific yield or appreciation number you read, including ranges we might quote elsewhere, as an estimate rather than a guarantee.

What actually supports the investment case

Strip out the inflated projections and a few structural points remain genuinely relevant to a buying decision.

Single master developer. Modon Properties controls the entire island: every residential community, the roads, the beaches, the sports infrastructure. That concentrates delivery risk in one government-backed, ADX-listed entity rather than spreading it across competing private developers, which is a meaningfully different risk profile than a fragmented masterplan.

Sovereign backing. Modon is backed by ADQ, one of Abu Dhabi's sovereign wealth funds. This doesn't eliminate execution risk, but it does mean the entity behind Hudayriyat has deeper balance sheet support than most private developers.

Freehold access and Golden Visa eligibility. Hudayriyat is a designated freehold investment zone open to all nationalities, and properties above AED 2 million typically qualify buyers for UAE Golden Visa residency, an established, verifiable benefit rather than a projection.

Genuine demand signals. Two separate launches selling out within a day each is a real data point, not marketing language, provided you're comparing it to actual resale performance once initial buyers look to exit, which is still limited given how young the market is.

What a serious investor should weigh before buying

The island's track record is short. Hudayriyat's residential launches only began in earnest within the past two to three years, which means there isn't yet a deep resale market to validate the appreciation claims being made. Early buyers reporting strong paper gains on unsold, undelivered units is a different thing from realised, arm's-length resale transactions at those levels.

The buyer base is concentrated. Much of the current product is villas and mansions aimed at high-net-worth buyers, which means liquidity on exit depends on a narrower pool of buyers than a mass-market apartment segment would.

Off-plan carries the usual off-plan risks. Construction timelines, phased handover, and payment plan structure all still require the same diligence you'd apply to any off-plan purchase anywhere in the UAE, sovereign backing included.

The honest answer

Hudayriyat Island has real, verifiable momentum behind it: transaction volume, a single accountable developer, and freehold and Golden Visa access that aren't in dispute. Whether it's a good investment for you depends on your time horizon, your appetite for early-market illiquidity, and how much weight you put on projected yields that, honestly, nobody has enough resale data yet to confirm. It's a credible opportunity. It is not the guaranteed 40-50% appreciation story some listings will tell you.
