That number moves daily as listings go live or come off the market, so treat it as a snapshot of today rather than a fixed figure. But it's a useful snapshot, because it says something concrete about where the island's resale market actually stands right now. Keep in mind that there is a maximum of 3 brokers allowed per property. So the real number is likely to be lower than 663.
Put that number next to the island's total planned inventory and the picture becomes clearer. Hudayriyat Golf Estates alone is planned at roughly 1,300 homes across its golf mansions, fairway and range villas, golf homes and townhomes. Bashayer Residences' most recent phase added around 330 apartments and penthouses on top of villas that are already sold out. Add Al Naseem's villas and the Nawayef masterplan's homes, mansions and heights collections, and the island's total planned housing stock runs into the thousands.
Against that backdrop, 663 active resale listings is a modest slice — a reminder that the large majority of buyers who have already secured a unit on Hudayriyat Island are holding, not flipping. Many bought for the long-term thesis: Golden Visa eligibility, the island's amenity build-out, and Modon's own track record of phases selling out ahead of schedule and appreciating from there.
