Hudayriyat Island: Abu Dhabi's Most Ambitious Island Community

An island built with intention

A short distance from central Abu Dhabi, Hudayriyat Island is one of the largest single-developer island projects underway in the capital, master-planned by Modon Properties. Rather than a single tower or a single community, the island is being developed as a connected network of residential neighbourhoods, parks, beaches and sporting facilities, all linked by a single coastal spine.

A different kind of island lifestyle

Hudayriyat's positioning sets it apart from Abu Dhabi's more familiar island developments: it is designed around an active, outdoor way of life rather than dense high-rise living. Homeowners are within a short drive of the mainland, yet the island itself is largely low-rise, layered with cycling and running tracks, public parks and stretches of natural coastline.

A masterplan still taking shape

Several residential communities are now underway across the island, from waterfront villas and apartments to golf-course estates and hillside enclaves overlooking the Abu Dhabi skyline. Each has its own character, but all sit within the same island-wide framework of connected parks, promenades and amenities that Modon has been building out in phases.
