On 17 July 2026, Modon confirmed that the final phase of Bashayer — its waterfront community on Hudayriyat Island, Abu Dhabi — sold out within a single day of launch. The release covered 300 residences and generated approximately AED 1.25 billion (roughly $340 million) in sales.

It's not the first time this community has moved this fast. Bashayer's original launch, back in December 2025, sold out its full collection of 157 villas and 330 apartments in one day too, generating around AED 3 billion. Two launches, one island, two sell-outs in 24 hours. That's not a fluke.

What was on offer

The final phase included one- to three-bedroom apartments, four-bedroom penthouses, and — new to this release — two- and four-bedroom townhomes. Low-rise, G+5 buildings, with a new G+1 townhome typology drawing on European coastal architecture. Residents sit along a 3.5-kilometre waterfront promenade with piers extending into the water, plus a hydrotherapy circuit, salt room spa, co-working lounge, and VR gaming room among the amenities.

Why it matters beyond the headline number

Two things stand out more than the topline sales figure:

71% of buyers were first-time Modon customers. This wasn't just existing investors doubling down — this was new capital entering the Hudayriyat story for the first time. That's a meaningfully different signal than repeat buyers recycling gains into a new phase.

It happened twice. A single sell-out can be explained by a strong launch, tight allocation, or aggressive early-bird pricing. A second sell-out on the same island, seven months later, at a similar velocity, starts to look like sustained demand rather than a one-off event.

The context worth holding onto

Hudayriyat Island is Modon's flagship waterfront masterplan, unveiled in June 2023 and already home to Surf Abu Dhabi and the island's velodrome. Bashayer was the island's first residential community. This final phase is now the last announced residential release for Bashayer specifically — meaning anyone who missed the December launch just had their last shot at this particular community.

The honest caveat

A one-day sell-out tells you about demand at launch — it doesn't guarantee future price appreciation, and off-plan investors should treat it as one data point, not a forecast. What it does confirm is that buyer appetite for waterfront product on Hudayriyat Island remains real, and that Modon's pricing and allocation strategy for this launch was calibrated correctly for the demand it met.
